SVN | Strata has a long established reputation in the management of strata properties, tracing its roots to Eaton Asset Management which was established in the 1980’s and was acquired by SVN’s directors in 2006, making us one of the oldest strata management companies in the state.

We look after a wide range of strata titled buildings from small group dwellings to high rise residential complexes as well as commercial buildings from factory units to strata titled shopping centres. No complex is too large or small for our team to facilitate the maintenance and reporting in line with relevant strata title legislation.

Our staff are recruited for their expertise and experience. They are supported by a well-resourced and extensive administration department, guaranteeing our Strata Managers can allocate their time and resources to ensuring every conceivable avenue is explored to ensure that your property is well maintained.

We are well equipped to take over management of existing complexes and have also worked closely with many Western Australian development companies to assist them with the establishment of the Strata Company following building completion.

In our capacity as strata managers, we ensure strata company compliance with the various statutory requirements of the Strata Titles Act and related legislations and our staff are continually training to ensure that we are aware of the latest developments in the industry.

Our Services

Accounting Services:

  • Timely collection of levies and other amounts due, ensuring financial stability
  • Management of all financial obligations, including payment of rates, taxes, and disbursements from levies raised
  • Oversight of financial requirements, including tax return lodgement, debt collection, and auditing needs

Insurance Management:

  • Sourcing competitive renewal terms and insurance documentation before expiration
  • Lodgement and management of insurance claims
  • Acting as an authorised representative of insurance agencies to provide information on their behalf

Meeting Facilitation:

  • Liaison for booking and organising meeting venues
  • Meeting rooms available within our office for a neutral and professional setting
  • Preparation and distribution of agendas and notices, convening and holding meetings, and maintaining minute books

 

Strata Plan & By-law Advice:

  • Review current by-laws and provide recommendations as needed
  • Coordinate the addition or modification of the scheme’s by-laws
  • Ensure compliance with the latest legislative requirements and provide guidance on strata plan management

Routine Maintenance:

  • Verify, maintain, and update contractor compliance and insurance to ensure reliable and compliant service
  • Provide access to certified and qualified trade contacts experienced in distinguishing between common property repairs and individual owner responsibilities

After Hours Emergency:

  • Provide an after-hours contact number for emergencies, with tradespersons available for urgent repairs that require immediate attention
  • The after-hours emergency service is managed by an experienced team that can assess and prioritise urgent versus non-urgent jobs, helping to avoid unnecessary after-hours charges for issues that can be addressed during normal business hours
